What lease terms do you offer?
We accept lease terms between 2 and 15 months.
How much is the application fee?
A $50 application fee is for each applicant. A $300 holding fee is due once the application is approved to secure the apartment and will be applied towards first month rent.
What is the income requirement?
To qualify to lease one of our apartment homes, a gross monthly household rent-to-income ratio of 36% is required alongside Proof of Income. Applicants are required to submit income verification documents to Snappt, our third-party service, to be authenticated.
Is renters insurance required?
Proof of renters insurance is required at move in. Minimum insurance requirements are $100,000 of liability coverage and $10,000 for personal contents. Once you sign your lease, you will receive a link from Assurant where you can either upload a policy from a carrier of your choice or purchase a Pay-With-Rent policy.
Can I pay my rent online?
Electronic payments are required. Rent payments can be made through the resident portal. ACH payments are not subject to a convenience fee. Credit cards including MasterCard, Visa, and American Express are accepted; however, these credit card payments incur higher convenience fees compared to debit card payments which also incur fees based upon the amount of money being processed on the card.
Are utilities included in the rent?
Utilities are not included with rent. Residents are required to get electricity in their own name.
Is parking included?
We offer open, unassigned parking. Covered parking spaces are available for a monthly fee.
Is the community pet-friendly?
Yes, two pets per apartment are allowed with no weight or size limit. All applicants are required to create a pet profile with Pet Screening that includes a photo and other documentation as well as answer some questions about their pet. A fee is required to setup the profile. Breed restrictions include Pit Bulls, Bull Terriers, American Staffordshire Terriers, Rottweilers, German Shepherds, Dobermans, Chows, Presa Canarios, Akitas, Wolf Hybrids, and Huskies. This applies to full or partial breeds. Applicants with service or support animals must submit documentation to PetScreening for approval. Emotional support animals need to be registered, and pet screening will approve all documents related to them.
What schools are nearby?
The community is located within the Whitehall-Coplay School District, with nearby public schools including Steckel Elementary, Whitehall-Coplay Middle School, and Whitehall High School. Residents also enjoy close proximity to several colleges and universities, including Muhlenberg College, Cedar Crest College, and McCann Bus & Tech, Allentown, and Lehigh Carbon Community College.
What transportation options are nearby?
The community offers convenient access to several transportation options. Lehigh Valley International Airport is located about five minutes away for easy air travel. Route 22 is also nearby, providing a direct route for commuting throughout the Lehigh Valley and nearby connections to I-78 and the Pennsylvania Turnpike for regional travel. In addition, several LANTA bus routes serve the Whitehall and Allentown areas, offering public transit options close to the community.
